It might seem like a waste if the old vinyl or linoleum looks like it's in good condition, but a sure way to add value to a home is the installation of good quality flooring. In these two humid rooms, however, the last thing you want to do is install carpet. Carpet is one of the hardest things in your home to keep clean, especially if you're getting it wet all the time by spilling things on it or dripping bathwater onto it.
As long as you're going to be installing new flooring, you will want to make sure it is completely water tight. Water getting onto the sub-floor and rotting it is one of the worst things that could happen, since you really don't want to spend $10,000 and have to re-do the flooring later. Adding a waterproofing membrane underneath the tile before it is put down will help significantly.
